
Our neighborhood covenants and bylaws were originally created in 2004 by the subdivision’s developer. While they served their purpose at the time, they no longer meet the needs of our homeowner-led community. As a result, the Board often faces challenges in enforcing rules, responding to violations, and effectively addressing resident concerns.
To ensure the Board can fulfill its responsibility to preserve the aesthetic integrity and overall quality of life in Sterling Woods, we are proposing the adoption of a revised set of covenants. Homeowners have until September 30 to vote on this proposal.
Summary of the Key Proposed Changes:
- Developer References Removed: All references to the original developer have been removed, making the document relevant to a fully resident-managed community.
- Clear Enforcement Authority: The Board would have the authority to levy fines for violations, based on a clearly defined and published Schedule
of Fines. - Balanced Amendment Process: While the Board would gain flexibility in amending covenants, homeowners would also have a clear mechanism to veto
decisions they don’t support. - Required Notification for Home Sales and Rentals: Homeowners would be required to notify the Board 30 days in advance of listing or leasing their
home, helping us maintain accurate records and ensuring compliance with community guidelines.

Note: Each property is entitled to one vote. If there are multiple owners, you must decide among yourselves how to vote. Per the covenant rules, if there are multiple votes cast for one lot, those votes will not be counted.
